Funding Approaches for Securing High Conservation Value Land

Protecting Australia’s remaining rainforests requires more than good intentions. It requires agility and a willingness to use a range of financial tools to secure threatened properties before they are lost to incompatible uses. At Gondwana Rainforest Trust, our mission is to purchase, protect and restore high conservation value land for wildlife, climate, people, and the planet.

To achieve this, we often need to move quickly and structure transactions in ways that meet both conservation goals and the needs of landholders. Beyond traditional purchases, we employ a range of financial mechanisms — from extended settlements to vendor finance and revolving funds — that enable us to act decisively when critical rainforest properties come onto the market.

Extended Settlements

In most cases, landholders are willing to accept an extended settlement period, providing Gondwana Rainforest Trust more time to raise the necessary funds from donors and philanthropic supporters. This approach allows us to secure a contract on the property immediately, removing it from the open market, while still giving our supporters time to contribute. Extended settlements have proven invaluable in ensuring we do not miss out on rare opportunities to protect irreplaceable rainforest.

Vendor Finance & Private Mortgages

For certain acquisitions, landholders agree to provide vendor finance or a private mortgage, effectively loaning the Trust part of the purchase price. This spreads the cost of acquisition over time and reduces the immediate fundraising burden, while still transferring ownership and control of the property for conservation purposes. By partnering directly with vendors in this way, we can align financial arrangements with conservation outcomes, creating a win–win for both parties.

Conservation Loans & Mortgages

Where larger sums are required upfront, the Trust may secure loans or mortgages from mainstream lenders, social impact investors, or supporters. These instruments allow us to move quickly in highly competitive property markets, ensuring that high conservation value rainforest blocks are not lost to clearing or development. Repayments are then made through ongoing fundraising and donations, meaning the broader community directly contributes to securing land for permanent protection.

Land Buyback Fund & Revolving Fund

Perhaps some of the most powerful tools in our conservation funding toolkit are our Land Buyback Fund and our Revolving Fund. Properties are purchased and protected and either held in perpetuity by the Trust or transferred to Traditional Owners to be managed for conservation. Donations generated through fundraising, including through our regular giving program, are added to these funds to enable new acquisitions. Many of our donors provide funds to the organisation specifically for this purpose.

Having the flexibility to use extended settlements, vendor finance, loans, mortgages, and special purpose funds means Gondwana Rainforest Trust can act quickly and strategically. These mechanisms also demonstrate financial responsibility and innovation, giving confidence to donors, investors, and partners that every contribution is maximised for conservation impact.
